The Adair Property Valuation Administrator's Office is dedicated to the assistance and service of Adair County taxpayers. To better serve property owners, appraisers, bankers, and other government officials, we created this website. Our mission is to assess all property equitably (fairly), maintain accurate parcel information, and provide the BEST customer service to our citizens.
The Adair County Property Valuation Administrator is a locally elected official who is charged with assessing all property, both real and personal. The Adair County PVA Office maintains a county-wide assessment roll of almost 750 million dollars. The following exceptions are valued by the Kentucky Department of Revenue in Frankfort: public service companies, bank shares, omitted tangible property, oil wells locations, and vehicles. The PVA’s most complex task is the assessment of all real estate in the county for listing on the assessment roll. Tracking ownership changes, maintaining maps, updating building characteristics, and administering exemptions for real property are also daily duties of the PVA Office.
Keep in mind that your Property Valuation Administrator’s Office does NOT set property tax rates, nor does it collect property taxes. The office is tasked with assessing the “fair market value” of property to be taxed. The taxing authorities such as city, county, school board, ambulance, library, hospital, extension, and soil conservation districts’ each set their respective rates. This rate is then multiplied by your assessment to give a tax liability for the specific year. Taxes are printed by the direction of the Adair County Clerk and collected by the Adair County Sheriff’s office.
